Where the trouble starts

The lowest boards near ground level are next, because splashback off paths and paving keeps them damp. Then any elevation that copes with the weather without shelter, which in a tightly built inner suburb is often just one wall.
Restoration before repainting
Every elevation is walked and sounded before the scope is settled. Soft and rotted sections are cut out and spliced with matching profile timber. Filler is used for nail holes and small splits, not for structure, because filler over rot is a cosmetic fix that fails inside a couple of years and takes the new coating with it.
Loose boards are re-fixed, splits are cleaned and filled with a flexible compound, and old coatings come back to a firm, sound edge rather than being feathered over.
Lead-safe preparation
Anything built before 1970 is treated as lead-painted until testing says otherwise, which covers most of the original housing stock around here. That means wet scraping rather than dry power sanding, drop sheets to capture debris, and controlled collection and disposal. It is slower and it is not something we leave out of a quote to make the number look better.
Coatings
Bare timber is primed the day it is exposed so it never sits open overnight. An oil-based primer into the end grain at the joints is what stops water re-entering at exactly the point it got in last time. Topcoats are a flexible exterior acrylic system that can move with the timber through a Melbourne year.

Can rotten boards be spliced rather than replaced end to end?
Yes, and that is usually the right approach. Rot concentrates in predictable places, so we cut back to sound timber, splice in matching profile, prime it immediately and blend the repair into the run of boards so it disappears under the topcoats.
How do I know if my weatherboards need restoration or just a repaint?
Press a screwdriver into board ends, around window reveals and along the lowest boards. If it sinks in, that is rot and no amount of paint will address it. Widespread bubbling and flaking rather than simple fading usually means moisture is getting behind the coating.
Is lead paint really a concern on a Prahran cottage?
Yes. Lead was in domestic paint in Australia until the 1970s, so most original homes in the area have it under later coats. It only becomes a hazard when it is disturbed, which is exactly what preparation does, so the controls matter.
